What is County Hall Management Company Limited ("CHMCL")? CHMCL was formed in October 2002 as a new company to amalgamate the Boards of Directors of County Hall Management (N&S) Limited ("NS")and County Hall Management Company (Courtyard) Limited ("Courtyard").
Why was it formed? It was created following the decision by the owners of apartments at County Hall to assume responsibility for the management, staffing and maintenance of the apartment complex. The company aims to achieve the best possible operation and maintenance of the complex at a reasonable cost in service charges.
Why are there three companies? NS and Courtyard were separate companies set up by the developers. NS was set up to manage North and South Blocks while Courtyard looked after East and West Blocks.
Why not merge to have just one company? Because of the historical set-up, it was impossible to do this without varying the lease of all 605 properties. This would have been virtually impossible.
Who are the shareholders of these companies? Each owner of an apartment at County Hall is a member of one or the other management companies covering North and South or East and West. In turn, these two companies each hold one share in CHMCL, the main operating company. for the group
Is CHMCL responsible for day-to-day-management of the buildings? Management of such a building demands considerable expertise and resources.
CHMCL is responsible for appointing a Managing Agent, monitoring its performance and working with the agent to achieve the smooth-running and quality maintenance of the estate for the best possible value.
County Hall has appointed Rendall and Rittner as sole management agent for the apartment complex.
